Asbestos testing and surveys

Before a lower level gets finished or a kitchen gets gutted, we line up an MDH-certified inspector to sample the materials in the way. An accredited lab reports on them one by one, and that report sets the scope of any removal.

Popcorn ceiling removal

Old popcorn texture is worth a lab test before anyone sands, patches or drills it, since MDH lists it as a possible asbestos source. Positive ceilings come down wet, in a sealed room under negative air, leaving bare drywall for the next trade.

Floor tile and sheet vinyl removal

Kitchens, entries and lower-level rec rooms can hide two or three floors stacked up, each needing its own sample. Since July 1, 2021, Minnesota has counted floor tile and sheeting in homes as asbestos-related work. Layers that test positive come up, and the rest can stay.

Duct and pipe insulation removal

A furnace swap or new ductwork can mean cutting through old insulation on ducts, pipes or the furnace itself, all of which MDH lists. We remove positive wrap wet inside a closed work area, so the installer isn’t working around it.

Asbestos siding removal

Gray cement shingles on an older rambler can stay put while they are sound, which is MDH’s advice. When a re-side, an addition or a tear-off means they must come off, we wet them and lower them whole, then wrap them for the landfill.

Remodel and demolition abatement

Additions, kitchen gut jobs and tear-downs all start with the asbestos out of the way, which Minnesota requires for every building, houses included. We take out positive drywall, texture, siding and other materials, then pass you the receipts and manifests.

Asbestos testing and removal costs

More than 3 in every 10 Plymouth homes were built before 1980, making asbestos a common issue in our community. Our price ranges cover hired labor, materials, containment, lab fees and disposal for typical jobs in Plymouth, New Hope and Wayzata. Expect the low figure for a small job with easy access, and the top for bigger areas, occupied buildings, second stories or extra air tests.

Our process

01

Samples and a site visit

First we walk through the rooms with you and line up an MDH-certified inspector for the areas your project reaches. Our price is built from the lab report, line by line, so negative materials stay off the bill.

02

State notice and containment

Our notice has to reach MDH five calendar days before regulated work begins. On the first work day we cover the area in plastic, seal its openings and switch on negative air.

03

Wet removal, clearance and the landfill

Nothing comes out dry. Each piece goes into a labeled bag that won’t leak, the plastic only comes down after the air passes, and the bags travel under a manifest to a landfill that accepts asbestos.

Housing in Plymouth, Minnesota

The 1980s added more of today’s Plymouth homes than any other decade, about 22 percent, and the median home was built in 1988. Still, more than 3 in every 10 homes here date from before 1980, and the 1970s alone account for about 18 percent.

Those years matter for testing. MDH says asbestos in roofing and siding declined rapidly after the early 1980s, and it accepts an architect’s or contractor’s no-asbestos letter for buildings put up after October 1988. A home built before then is where we start with samples.

Three in four Plymouth homes are one-unit homes, detached or attached like townhomes. The apartment and condo buildings that hold close to a quarter of homes are a different case. Those buildings need MPCA to be told ten working days before regulated asbestos is disturbed.

Tear-downs in Plymouth, Minnesota

Plymouth’s demolition checklist says a structure can’t come down until its utility disconnects have been verified. The same checklist makes the contractor responsible for notifying other agencies and asking for their inspections, and it lists asbestos abatement reporting among them.

Hennepin County adds its own inspection before a home or commercial building comes down in Plymouth. Its list of required documents starts with the MPCA demolition notice and goes on to the survey, the survey report, abatement receipts and every disposal manifest. Ours arrive in one folder.

Frequently asked questions

How much asbestos calls for a licensed contractor?

It comes down to quantity, and MDH warns that a job too small to be regulated still isn’t automatically safe. Friable pipe wrap or insulation of more than 10 linear feet calls for a licensed crew. So does friable material on any other surface when there is more than 6 square feet of it. When feet and square feet don’t work as measures, a licensed crew is needed for more than 1 cubic foot of friable material.

Can homeowners remove asbestos themselves?

Living in your own single-family house is the owner exemption, which needs no license for the job. Rentals never qualify, and MDH strongly recommends that owner-occupants hire a licensed contractor anyway.

How soon can removal start?

Plan on at least five calendar days between the licensed contractor’s notice to MDH and the first day of regulated removal. A surprise discovery mid-remodel doesn’t shorten that, because MDH doesn’t treat it as an emergency. Test early and the wait never lands in the middle of your project.

What goes into the price?

Put each bid side by side. MDH expects labor, air monitoring and waste disposal in all of them, and ours adds the state permit fee. It comes to $35 for a small home job, and to 3 percent of the cost of the asbestos work on a larger one. The amount of material and the hours under containment set the rest.

Can I take asbestos to a Hennepin County drop-off site?

They turn it away. Every bag from our jobs is hauled on a manifest to a landfill that accepts asbestos instead.
